The Towers on State offers 12 month leases beginning August 12, 2017 and ending July 31, 2018.

Our move in date for the fall is on August 12, 2017. Your lease will end July 31, 2018.

All residents require a guarantor to complete the guaranty agreement.

A resident can act as their own guarantor if they can show documentation as outlined in the lease agreement that they have income greater than three times the monthly rent installment.

Yes we do! You can find a person to take over the remainder of your lease. Any person that you find will go through the same screening process that you went through when you signed your lease. They will need their own guarantor, as well. However, there is a $300 fee that must be paid by the resident before this process is complete.

With the exception of joining the military, we do not offer a lease termination clause in the lease. The resident is responsible for the entire lease contract. The Towers on State does allow residents to transfer their lease agreement with proper authorization from the management staff.

Rent installments are due the 1st of every month.

No, bills are not sent to residents each month, but you may see payment reminders posted around the property.

Great news! The Towers on State added a new feature that lets you pay online! View your balance, submit electronic checks or pay with a Visa, MasterCard or Discover from any computer. Just log onto our website and click the “Pay Rent” link. This will take you to our resident pay rent portal page. There is a small convenience charge for this service.

No we are not.

The rent includes cable, wireless internet, gas, and water. Residents are responsible for electricity.

The Towers on State's Internet provider is Supranet.

Payments are accepted in the office in the form of a personal check, money order, cashier’s check, or e-check online. Rent can also be paid online at our resident portal with checking account or credit card. A late fee is charged to your account if rent is not paid by midnight on the 3rd of the month. This fee is 5% of any outstanding balance.

The Towers on State provides wireless internet throughout the property. Instructions for connecting will be provided at move-in. If you have trouble connecting to the wireless or need additional assistance you can contact the leasing office.

On page two of your lease, the total amount of your contract is listed. This amount is divided into 12 equal installments due on the 1st of each month (August-July).
