Rent includes cable, wireless internet, gas, water, and 24 hour emergency maintenance.
The guarantor will need to sign the guaranty agreement. If the resident is not of legal age to execute a contract, the guarantor will be required to sign both the lease and guaranty agreement.

In the past, we would collect the total owed in 2 equal installments of of the lease contract amount(August and January), similar to how you pay your tuition. However, many residents and parents asked for a 12 month equal installment plan. So we now divide the total for the lease term into 12 equal installments due on the 1st of each month (August-July). You are simply paying off the total lease term owed.
